Overall Objective
An exciting opportunity has arisen for a part-time sales negotiator/accompanied viewer to join one of the leading independent estate agent and chartered surveyors operating within the Yorkshire region.
Assist the residential sales team in the sale of residential properties, providing support during peak periods along with working independently on Saturdays proving cover for the sales office over the weekend. You will also be undertaking accompanied viewings of properties that are currently for sale, showing around prospective purchasers and actively working towards achieving a successful sale.
Key Responsibilities and Duties

Dealing with incoming enquiries via email and phone, receiving offers, assisting in quantifying the financial ability of purchasers to proceed with the sale at the price offered.

Attending properties to undertake accompanied viewings, developing business opportunities wherever possible, whether with a view to directing opportunities to the sales department or cross selling to other departments within the Walker Singleton group.

General day-to-day office duties including updating window displays, signing property keys in and out, booking market appraisals, dealing with customer both face-to-face and over the phone. • Provide initiative-taking support to vendors, and assisting sales team throughout the marketing period

Ensuring the smooth running of the sales office on a Saturday between the hours of 9.00 – 1.00pm and dealing with all aspects of residential estate agency. Including booking viewing directly with vendors, answering all incoming enquiries, updating in house sales system with full notes on all communications.

Assist with instructing external contractors during the preparation of the marketing particulars, including professional photographers, aerial imagery, floorplans, and EPC’s

Undertaking block viewings as and when required.

Ensuring properties are prepared before any viewings commence if required, including drawing curtains, turning lights on, switching heating on, opening garages/outbuildings and completing full security lock-up after viewings leaving the property as found and secure.

Handling sales enquiries, arranging viewings, whether accompanied or with the vendor

Providing constructive feedback following on from viewings along with recommendations to vendors

Assist sales team in actively managing available stock with an initiative-taking approach to advising and agreeing price reductions where applicable

Offer professional advice to vendors relating to all aspects of property sales

Registering new clients/applicants ensuring we obtain all relevant details at point of registration.

Ensuring customer requirements are regularly updated, making regular contact to assist wherever possible in finding them a property that matches their specific requirements.

Always identifying opportunities for cross selling other aspects of the business, ensuring no valuation opportunities are missed when registering clients who have houses to sell and offering other services, or referrals including mortgage advice, surveys, and auction services.

Assisting in successfully negotiating offers on residential properties to achieve the best possible price for our vendor.

Assisting in ensuring full chain checks are completed before transferring the file to the sales progressor.

Assisting in making sure all AML checks are conducted on the vendor/purchaser and all the relevant AML documents have been completed in full before agreeing the sale.
Key Skills
Preferred, but not essential is the use of external platforms to obtain specific information relating to the property, including, but not limited to, local authority planning portals, pro-map, land registry and property portals. Reviewing title plans, deed and lease documents and interpreting this information to provide factual marketing information and advice to vendors and prospective purchasers.
