Thinking of Buying a Family Home in North Huddersfield? A guide to Lindley, Birkby and Fixby

By Claudia Turner:    18 August 2026

If you’ve been searching for more space, better schools and a stronger sense of community, a home in North Huddersfield could be exactly what you’re looking for.

It’s a part of Huddersfield with real character. Stone-built terraces sit alongside modern family estates. Village high streets thrive alongside easy motorway access. And for families moving up the property ladder, some of its northern suburbs offer a quality of life that’s genuinely hard to match in West Yorkshire.

At WS Residential, we know this part of the world well. We’ve been helping families find their happy place across Calderdale and Kirklees for years, and we’re seeing growing demand for homes in Huddersfield, particularly in Lindley, Birkby, Fixby and the surrounding villages.

Here’s what you need to know.

The north Huddersfield property market right now

Huddersfield continues to offer strong value for families looking to move up the property ladder. The average property price across the town is £215,636 — up 5% on the 2023 peak of £205,927, according to Rightmove.

For families focused on semi-detached and detached homes, average sold prices stand at £213,249 and £390,196 respectively. That positions Huddersfield well when compared to nearby Leeds and Manchester, while still offering the space and amenities that a growing family needs.

The Bank of England Base Rate is currently held at 3.75% (July 2026) which has steadied the mortgage market and encouraged more buyers to move forward with confidence.

Lindley: Village life with everything on the doorstep

Lindley has built a reputation as one of the most sought-after areas in Huddersfield, and it’s not difficult to understand why. At the heart of the area is a thriving village centre with independent shops, cafes, restaurants and pubs. It has the atmosphere of a close-knit community, with the social scene and amenities that modern family life demands.

For younger children, Greenhead Park is within easy reach. It’s one of Huddersfield’s most-loved green spaces, with a playground, tennis courts (free to use) and a popular café. Saturday morning parkrun and Sunday Junior parkrun make it a regular fixture for active families.

Schools in the area are well-regarded. Lindley Church of England Infant School and Lindley Junior School are both rated Good by Ofsted. For secondary, North Huddersfield Trust School serves the wider north Huddersfield area. Sixth form options include Greenhead College and New College Huddersfield, both of which have excellent reputations.

For commuters, Lindley is well placed too. Huddersfield town centre is just minutes away, and the M62 provides straightforward access across West Yorkshire and into Greater Manchester. For those working at Huddersfield Royal Infirmary, or within the wider healthcare sector, Lindley is particularly convenient. A mix of stone cottages, traditional terraces and larger modern estates on the fringes gives buyers genuine choice.

The property market reflects the demand. Lindley’s overall average sold price is £265,280, up 8% on the previous year and 14% up on the 2023 peak of £232,597. Detached homes average £462,405, while semi-detached properties sit at £259,528.

Whether you’re drawn by the village feel, the green spaces or the reliable commuter links, Lindley consistently delivers for families.

Birkby: Well connected and great value

Birkby sits just to the north of Huddersfield town centre, offering easy access to the ring road and excellent links to Leeds and Bradford. It’s a popular choice for families who want to be close to everything without paying a premium for it.

The majority of sales in Birkby are semi-detached and terraced homes, making it an accessible and practical choice for growing families. Semi-detached properties average £257,333, while detached homes in the area have sold for an average of £397,746. Birkby Infant and Nursery School is highly regarded for early years education, with an outstanding Ofsted rating.

The mix of housing stock means there is something for a wide range of buyers. And with Huddersfield town centre on your doorstep, the everyday essentials are never far.

Fixby: Space, schools and strong family appeal

Fixby sits to the north of Huddersfield, bordering Brighouse to the east, making it a natural fit for families already familiar with the area who are ready to upsize.

It’s a quieter, more residential neighbourhood that tends to attract buyers looking for space, established gardens and a calmer pace of life. Detached properties dominate the sales mix, with an average sold price of £426,025 reflecting the larger, more generous homes that Fixby is known for.

Schooling is well provided for. Fixby Junior and Infant School was rated Good by Ofsted. For secondary, All Saints Catholic College on Bradley Road is a well-respected 11 to 16 co-educational school.

Motorway connections are within easy reach, and the proximity to Brighouse Railway station makes commuting to London easy.
